Assessment Collection Summary
Due Date — Regular Assessments are due January 1, and may be paid in two installments (one half January 1 and one half July 1). Special Assessments are due January 1.
Discount — In the event the entire assessment is paid by January 1, a $50.00 discount will be allowed.
Delinquency Date — Assessments are delinquent fifteen (15) days from the due date, and if payment is not received by January 15, the entire annual assessment shall become due and payable.
Finance and Other Charges — Any assessment not paid at the expiration of 15 days after the due date shall bear a late charge of $25.00 per month. Additionally, interest will accrue at the rate of 10.5% per annum. All and any costs and charges incurred for the collection of past due assessments.
Past Due Notice — No sooner than fifteen (15) days beyond the due date, the Association will send a delinquency notice to the Owner, at Owner’s expense, stating an assessment is outstanding, also stating late charges and all fees during this collection process shall become the responsibility of the Unit Owner.
Demand Notice — No sooner than forty-five (45) days beyond the due date, the Association will send a Demand Notice, at Owner’s expense via certified mail, return receipt requested, to the Owner, demanding payment within thirty (30) days of the date of the letter or the account will be referred to an attorney for collection, and legal fees incurred will be added to the account. This letter will include the amount of the unpaid assessments, the accrued interest and all other costs and charges incurred.
Legal Action — No sooner than seventy-five (75) days beyond the due date, the Association’s Counsel will send a demand letter making formal demand for all outstanding Assessments and related charges. If this amount is not paid in full within thirty (30) days, a Notice of Lien will be filed. If thirty (30) days after the Notice of Lien has been filed full payment is not received, the Association may foreclose the Lien, sue for a money judgment or both.
Payment Application Policy

Any payment received by the Willow Bend Lakes Homeowners Association, Inc. from an Owner whose account reflects an unpaid balance shall be applied to the outstanding balance in the following order:
First - Delinquent Assessments
Second - Current Assessments
Third - Cost of Collection Including Attorney’s Fees
Fourth - Violation Fines
Fifth - Other Amounts Owed

Set up a one-time or recurring payment by automatic debit. Visit the CMA website www.cmamanagement.com
to register and set up a user-login. You will receive a password via e-mail. Then log-in to the CMA site, go to the Customer Service menu and select Pay Assessments.

The bank convenience fee assessed by the processor is 3.5% of the amount charged. Fractional dollars will be rounded up to the next whole dollar. For example, the fee on a $100 charge will be $4 (3.5% x $100 = $3.50 round CMA accepts major credit cards for online payments. CMA no longer accepts payments by credit card in-person.
